Owner FAQ

How much does Citiside charge to manage a rental property?
Our full-service Gold plan is 8% of the monthly rent, with a $75 minimum per door each month. Tenant placement is one month's rent, lease renewals are a flat $300, and there is no onboarding fee. Full pricing is published on our Pricing page. If a third-party site lists "7–10%" or a "$65–$95 minimum", that is an older plan we no longer offer.
What does the 8% management fee include?
Rent collection; monthly rent distribution to you by ACH; holding security deposits in escrow; daily account reconciliation; an annual rent analysis; monthly status reports with statements; maintenance coordination; enforcing our delinquency and collection policy; eviction coordination; a yearly summary and 1099 preparation; move-in and move-out condition reports; paying HOA dues and handling HOA violations; utility connection services; and coordinating new-owner Section 8 applications and Section 8 inspections.
Are there any fees besides the management fee, placement fee, and renewal fee?
Only four add-ons are listed on our pricing page: attending a final Section 8 inspection ($75 per inspection), court appearances ($800 per appearance), filing a police report ($100 per occurrence), and overseeing an insurance claim ($100 per claim). There is no onboarding or setup fee.
Is there a setup or onboarding fee?
No. There is no onboarding or setup fee. Getting your property set up with us is included in the Gold plan.
How does tenant placement work, and what does it cost?
Tenant placement is one month's rent. It covers pricing the home, marketing the vacancy, answering inquiries, scheduling showings, and screening every applicant against our approval guidelines before a lease is signed. Owners get leasing reports showing the number of showings and applications. Our current portfolio-wide average is 42 total vacant days between tenants, from move-out to the next move-in (as of September 2026).
Do you manage Section 8 / Housing Choice Voucher (HCV) rentals?
Yes. Coordinating new-owner Section 8 applications with the housing authority and managing Section 8 inspections are both included in the Gold plan. If you want us to attend the final Section 8 inspection in person, that's $75 per inspection. Our team works with the various HCV/Section 8 programs throughout the Atlanta area.
What kinds of properties and owners are a good fit?
Our niche is professionally managing single-family home portfolios for investors and small multifamily properties, especially B/C-class investment property. We focus on small to mid-sized investors who own a portfolio in and around Atlanta or are building one. Owners with 3 or more properties are the best fit, but we also manage single homes.
Is there a minimum number of properties or a minimum fee?
There is no minimum number of properties. We will manage a single home, but we prefer to work with owners who have 3 or more properties or a small multifamily property. The minimum management fee is $75 per door per month: for each rental unit, we charge 8% of the monthly rent or $75, whichever is higher.
What areas of Metro Atlanta do you serve?
We manage rental homes and small multifamily properties across DeKalb, Fulton, and Cobb counties, including Chamblee, Decatur, Lithonia, Stone Mountain, Intown Atlanta, Virginia-Highland, Southwest Atlanta, East Point, College Park, and Cobb County. Our office is at 750 Hammond Dr, Bldg 18, Ste 350, Atlanta, GA 30328.
How do you handle maintenance and repairs?
Residents submit repair requests through the tenant portal. Maintenance emergencies go to our maintenance line at (770) 913-6900, and anything involving personal safety goes to 911. Normal maintenance hours are Monday through Friday, 8:30 AM to 7 PM ET. We coordinate the work, document it with before-and-after photos, and protect owners from repair price gouging. Our current portfolio-wide average repair completion time is 3.8 days, emergency and non-emergency combined (as of September 2026).
What reports and statements will I receive?
You get monthly status reports with statements, access to the owner portal (statements, notes from our team, and more), daily account reconciliation, an annual rent analysis, and a yearly summary with 1099 preparation. Maintenance reports include photos, and leasing reports show the number of showings and applications.
How and when do I get paid?
We collect rent from residents, enforce our delinquency and collection policy, and send your monthly rent distribution directly to your bank account by ACH deposit.
How do evictions work with Citiside?
If a resident stops paying or breaks the lease, we first work toward an amicable resolution. If that fails, we coordinate the eviction (dispossessory) process and then re-lease the home. Eviction coordination is included in the Gold plan. Court appearances are $800 per appearance.
How do I switch to Citiside from my current property manager?
