Switching Property Managers in Georgia Is Easier Than You Think
By Johnny Voyles, Owner and Managing Broker, Citiside Property Management
I’ve run Citiside since 2008, and a lot of the owners we work with came to us from another manager.
Here’s the truth: if you already have a property manager, switching to Citiside is mostly our work, not yours. You make a few decisions, and we take care of the handoff.
Your part: three steps
1. Take a quick look at your current contract. Find the notice period, how notice needs to be sent, and whether there’s a cancellation fee. That’s the one thing worth checking before you move. If anything in it is unclear, we’re glad to look at it with you.
2. Sign with Citiside. We’ll agree on a start date together, usually lined up with the 1st of the month so rent doesn’t get split between two managers.
3. Send your current manager written notice. Send it the way your contract asks for. If you’d like help with the wording, we’ll give you a letter you can use.
That’s it for you.
Our part: we handle the handoff
Once notice is out, we work directly with your outgoing manager to move everything over. We take care of:
- Tenant deposits, transferred to our escrow account with a ledger for each tenant
- Current leases, addenda and renewals
- Tenant ledgers, balances and any payment plans
- Keys, fobs, remotes, and gate and lockbox codes
- Open work orders, warranties and the vendor list
- HOA contacts, dues status and any open items
- Letters to your tenants with our contact information, how to pay rent and how to request maintenance
- The housing authority, if you have voucher tenants, so payments come to the right place. We work with more than 130 voucher tenants, so this is routine for us.
One honest note: all of this depends on your current manager cooperating. Most do. If records are slow to arrive, we follow up with them so you don’t have to.
Why owners switch to us
As of September 2026, across 827 doors, we average 42 total vacant days between tenants (move-out to the next move-in) and 3.8 days to complete a repair, with 95.2% single-family occupancy and 93.6% multifamily occupancy.
Owners are paid by the 15th of each month, and we need your approval before any repair of $400 or more.
And we don’t lock you in. Owners can leave Citiside anytime with 30 days’ notice and no fee. If we aren’t doing our job, you’ll always be able to fire us.
A side note for self-managing owners
If you manage your own rentals today, there’s a little more to gather, since there’s no outgoing manager to hand things off. Think leases, tenant deposits, keys and tenant contact info. We’ll walk you through it step by step.

FAQ
How much work is it to switch property managers?
Not much. You check your current contract’s notice terms, sign with Citiside, and send your current manager written notice. We coordinate the rest of the handoff directly with your outgoing manager.
How much notice do I have to give my current property manager in Georgia?
It depends on your management agreement, which sets the notice period, how notice has to be sent, and any cancellation fee. Citiside owners can leave anytime with 30 days’ notice and no fee.
Do my tenants need to sign new leases if I switch managers?
Generally, no. The owner is still the landlord, so existing leases stay in effect. We send your tenants a letter with our contact information and how to pay rent.
What happens to my tenants’ deposits when I switch to Citiside?
We coordinate with your current manager to transfer them to our escrow account, along with a ledger showing each tenant’s amount.
What if I have voucher tenants?
We work with the housing authority on the change so payments come to the right place. We work with more than 130 voucher tenants, so this is routine for us.
Does Citiside charge a fee to cancel?
No. Owners can leave Citiside anytime with 30 days’ notice and no fee.
